Fire Safety in the Workplace

Fire Risk Assessment for Logistics Hubs in Coventry

Coventry sits at the heart of the UK’s logistics golden triangle. A single hub across Prologis Park Ryton, Ansty Park or the industrial parks off the M6 might handle inbound rail freight, e-commerce fulfilment, cross-dock retail and 3PL contract logistics under one roof, with two or three separate tenants sharing the loading yard. Multi-let park structures split the compliance picture further: the landlord holds the common parts fire risk assessment, each tenant holds one for their unit. A fire risk assessment brings all of that into a single readable document the Responsible Person can act on when the operation changes.

Fire Risk Assessments for Coventry Logistics Hubs

We provide fire risk assessments for 3PL operators, retail e-commerce hubs and multi-tenant landlords across Coventry and the wider West Midlands logistics belt. Every assessment forms part of our wider electrical and fire safety offer across Coventry and is delivered as a written report with prioritised actions, named owners and a recommended completion timeline. Assessors are experienced across single-occupier warehousing, cross-dock and multi-tenant park environments.

Multi-Tenant FRA on a Coventry Logistics Park

Coventry logistics parks are heavily multi-let. On a Prologis-style park, the landlord holds the fire risk assessment for the common parts, service yards and shared fire safety infrastructure, and every tenant holds one for their demised unit. Our assessors work across both sides of that boundary, coordinating directly with the park management office and each tenant’s operations lead so nothing sits in the gap. Fire alarm coverage often interlinks across units and needs verifying alongside fire alarm servicing records held by the landlord.

What Triggers a Review of Your Fire Risk Assessment

An FRA is not a one-off document. Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person is required to keep it current, and in a logistics operation that means updating it whenever the site materially changes. We recommend a fresh review whenever any of the following happens:

  • A new tenant moves in or an existing tenant expands or relocates
  • MHE fleet refresh, especially a shift from lead-acid to lithium-ion charging
  • Racking layout change, mezzanine addition or new automation
  • New SKU categories, particularly EV components, aerosols or flammable liquids
  • Change of shift pattern, night-shift introduction or lone worker deployment
  • Insurer or corporate audit specifically requesting an updated assessment

Our guide on when a fire risk assessment is legally required covers where the duty falls in more detail. We recommend a full review at least annually even without a triggering change.

On-Site Assessment, Documentation and Report Delivery

A typical logistics hub assessment runs across one to two days on site depending on size. Our assessor works through every operational area with a member of your team, reviews existing documentation (permits to work, hot works logs, staff training records, previous assessment actions) and speaks briefly with shift leads on the floor. The final report lands as a written document with each finding rated, an owner assigned and a target completion date attached. Our guide on how a commercial fire risk assessment works covers the assessment framework in more detail.
