Fire Risk Assessment for Hotels in Leicester
Hotels operate around the clock, with guests who do not know the building sleeping on every floor. That is exactly why fire risk assessments matter more in hospitality than almost any other commercial sector. A fire risk assessment identifies the hazards specific to your hotel, who is at risk and what measures you need in place. We carry out assessments for hotels across Leicester and the wider Leicestershire area, providing a written report with prioritised action points you can hand to your maintenance team straight away.
Hotel-Specific Fire Risks Our Assessors Check
Hotels carry fire risks that you will not find in a standard office or retail premises. Overnight guests are unfamiliar with escape routes, and your building is in use 24 hours a day. Our accredited assessors review your hotel with a focus on:
- Guest bedroom floors, including escape routes and fire door performance between rooms and corridors
- Commercial kitchens, where cooking equipment, extraction systems and grease accumulation create concentrated fire risk
- Laundry and plant rooms with high-heat equipment
- Back-of-house storage, housekeeping areas and service corridors
- Fire alarm coverage across guest areas, staff zones and communal spaces
Our blog on the hidden fire risks in hotels covers many of the hazards our assessors look for that are easy to overlook in a busy operation.
Your Legal Responsibilities as a Hotel Operator
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for a hotel must arrange a suitable and sufficient fire risk assessment and keep it up to date. In a hotel, the responsible person is usually the owner, operator or general manager. The Fire Safety Act 2021 extended these duties to include the structure, external walls and individual flat doors in buildings containing two or more sets of domestic premises, which applies to hotels with residential accommodation.
If your hotel employs five or more people, the assessment must be recorded in writing. A current, well-documented assessment also helps demonstrate compliance to fire services, insurers and licensing authorities.
How Often to Review Your Hotel Fire Risk Assessment
We recommend reviewing your fire risk assessment once a year. You should also arrange a review after any significant change, such as a refurbishment, a change in room layout, or building work that affects escape routes or fire compartmentation.
Hotels change more frequently than most commercial buildings. New room configurations, seasonal staffing levels, and event spaces that shift between conference and dining all affect your fire risk profile. We send reminders when your next review is due and keep your fire risk assessment review on schedule so you are never left trying to remember when the last one was done.
What the Report Includes
The assessment produces a written report tailored to your hotel. It identifies every fire hazard found, who is at risk and what action is needed. Each recommendation includes a priority level, a target completion date and a named responsible person. The report is a working document, not a one-off certificate. It forms the basis of your ongoing fire safety management and gives you a clear record to present to insurers, auditors or your local fire and rescue service.
