How Long Is an EICR Valid For? Validity Periods for UK Commercial Properties

An EICR is one of the compliance dates easiest for a facilities manager to lose track of. Unlike a yearly test, the gap between inspections can run to several years, long enough for a renewal to go unnoticed. How long yours stays valid depends on the premises type and the risk level of the installation, which for most commercial properties falls between one and five years. The engineer sets the retest date from what they find on site and records it on the certificate. 

 

How Long Does an EICR Last for Different Commercial Properties? 

The recommended interval is tied to how a building is used and the risks that come with it. Higher-risk environments are inspected more often. Here is how it breaks down across common commercial property types: 

  • Every year: petrol stations, launderettes, saunas, marinas, fish farms, swimming pools, the front of houses in a cinema, and medical locations such as hospital operating theatres. 
  • Every three years: factories and industrial buildings, leisure centres, theatres, spa hotels, caravan parks, and the back of house in a cinema. 
  • Every five years: offices, laboratories, shops, schools, colleges and universities, community centres, churches, general hospital areas, restaurants and cafes, pubs, and standard hotels. 

 

In a mixed building, only the higher-risk areas need the shorter interval. A leisure centre, for example, needs its pool and sauna checked every year, while the rest of the building is inspected every three years. These are recommended intervals rather than fixed legal expiry dates. Why Do Some Commercial Properties Need More Frequent EICRs? 

The shorter intervals come down to risk. An installation working hard in a demanding environment wears faster and carries more consequence if something goes wrong, so it gets checked more often. The main factors that shorten the interval are: 

  • Flammable gases and chemicals on site 
  • Wet or dusty environments 
  • Densely populated, enclosed spaces where people need to leave quickly if a fire breaks out 
  • The age and overall condition of the installation 

 

Your engineer confirms the retest date once they have inspected the installation. If an office has a very old installation, for instance, the engineer may set the next test at three years rather than five. That is an inspection-led decision based on the condition of the wiring, not a loosening of the recommended interval. 

 

What Happens When Your Commercial EICR Expires? 

Once an EICR passes its retest date, you no longer hold current documented evidence that the installation was found to be in a safe condition. Nothing physically changes in the wiring on that date, but you lose the paperwork that proves compliance, which matters for insurers, auditors, and incoming tenants. 

It helps to separate an expired certificate from an unsatisfactory one. An unsatisfactory result means the inspection found issues serious enough to be coded on the report. Those need remedial works to bring the installation up to standard. Once the work is complete, you receive an Electrical Installation Certificate (EIC), or a Minor Electrical Installation Works Certificate (MEIWC) for smaller corrections, held alongside the original EICR, rather than the whole inspection being repeated. Our guide to C1, C2, C3 and FI codes explains what each classification means. Is a Commercial EICR a Legal Requirement? 

Periodic electrical testing is a strict legal requirement for commercial properties. No single piece of legislation mandates a commercial EICR every five years, as one does for residential tenancies, but the duty behind it is clear. Under the Health and Safety at Work Act 1974 and the Electricity at Work Regulations 1989, business owners and landlords must keep their electrical installation in a safe condition. The Health and Safety Executive treats periodic inspection and testing as the recognised way to show that duty is met. 

In practice, meeting that duty and keeping your building insurance valid means holding a current EICR, typically every three to five years depending on the property type, with higher-risk premises inspected more often. Insurers routinely ask to see a valid certificate, and many commercial contracts and leases require one.

I organised a pat testing for three different days. Always early, before work - they said no problem. I woke up every time, left the family early - and they always failed to attend.
I said I would not rebook it after the third time, no need to come. Sent emails - not calls.
They turned up - the guy was understanding and left, no abuse, no hard feelings. Nice chap.
But they keep rescheduling the visit (haven't spoken since), no replies to my emails and now I received an invoice for a failed visit.
When they failed to come out at 8am thrice and I woke up and left the family early for no good reason at all.
No comment but another email and it all goes to the lawyers - beware of their business ethics.

I would recommend highly as an ideal company to use for safety tests etc, in particular if you need PAT tests carried out for remote or home workers !
